Boundary Survey |
|
This is a survey made to determine the lengths and directions of boundary lines and the area of parcel bounded by these lines. This can also be a survey that is made to establish these bounds on the ground. The actual extents of the bounds are typically marked with by witness monuments or markers. These are marked presently with 5/8” with a plastic I.D. Cap indicating the survey that established the corner if the corner falls in an unobstructed area. If the corner falls in pavement a nail or spike of some variety is usually set. Historically, corners have been marked by a variety of instruments. These include iron pipes, concrete monuments (some with brass disks cast in the top), and trees, some with blazes, corner posts, stone pile and stones with an ‘x’ chiseled in the top. If the true corner cannot be set due to the physical nature of the land (in the middle of a pond, river or highway); reference points will be set to refer to the true corner.
The boundary survey will be recorded on a map of survey or a survey plat. A boundary description will be prepared to provide a written description of the metes and bounds of the property that will be included in a deed.
